Terms and Conditions


Payment of the deposit secures the booked dates (except for cheque payments, see below).

Online bookings

Online bookings require a deposit of 50% of the total cost to be paid at the point of booking.  The balance must be paid 14 days prior to the first day of the arranged stay.  A reminder email will prompt the payment of the balance.

Telephone, email and postal bookings

All major credit and debit cards are accepted and the transaction is processed upon receipt of the card number, expiry date, security code and address of the applicant.  Bookings made by telephone or email with these details can pay the deposit of 50% of the total cost by card.  Please note that we do not accept American Express.

Cheque payments take days to process and an online or card payment may take your required dates.  Your booking is secure when you receive a receipt from Burradon Farm Houses & Cottages.

In all cases, the final 50% payment is due 2 weeks before the commencement of the visit.

Non-payment of the balance will be construed as cancellation of the booking.

The Proprietors reserve the right to alter the booking arrangements in the event of unforeseen circumstances. If cancellation by the proprietor is necessary the monies received shall be returned in full.


The cottages are available from 2.00 pm on the day of arrival. If your arrival is expected to be between 2.00 pm and 3.00 pm please call at the office to collect the keys.

For arrivals after 3.00 pm please use the KEY SAFES - these are located next to the office/reception. To use the key safe you will require your four digit BOOKING REFERENCE NUMBER. There are 8 key safes. Use the key safe number as directed by the message in the white notice board. This notice board also gives details on how to operate the key safe and a contact number should you have any difficulties. There is also a convenient map showing the position of your cottage or house and the parking areas. All the properties also have clearly signed name plates.

At the end of your visit, please vacate by 10.00 am and leave the keys in the Key Drop Off box in the key safe/reception area.

Changeover day can be any day of the week except Sunday.


Up to 2 weeks before the start date of a visit it may be possible to alter a booking for which there will be an administration charge of £40.00.


Weekly bookings are preferred but short breaks can be booked anytime except during EASTER, SUMMER and CHRISTMAS holiday periods.  Short stays during holiday periods can be arranged one month beforehand by contacting the office on 0191 447 4616.  Longer stays are welcomed.  Stays over one month could attract a discount.  Please contact us for details.


The address and mobile telephone number of the guest who makes the booking is required.  If it is a company booking, the name and address of the lead visitor is required.

Also, details of the names of guests staying, and their ages if under 18 years old.  Guests are requested to agree that all under 18 year olds will be supervised by an adult for the duration of the stay.


The guests shall keep the accommodation and all furniture and fittings in the same state of repair as at the commencement of the stay and shall leave the property in the same state of cleanliness and general order in which it was found.  Please inform us of any breakages.


The proprietors shall not be liable for any loss, damage or injury to clients or any third parties during the stay.


A mailing list of all guests is maintained so as to be able to inform visitors of any special offers, changes or improvements at Burradon Farm.


If you have to cancel your stay, please notify us immediately and every effort will be made to re-let the property.

There will be a refund of the deposit paid up to 6 weeks before the start day of your stay if you have to cancel your booking. This operates in the event of your having to cancel your visit because of a bereavement or sickness in the family or any similar unforeseen occurrence outside your control which prevents you taking your holiday or cottage stay.

There will be a refund of 50% of all monies paid up to 3 weeks before the start date of your stay if you have to cancel the booking. If the stay is cancelled in the period leading up to 3 weeks before the start date of the visit, no monies shall be refunded.
